Because it was so recently approved I feel very confident that it will be quickly approved again. The appraisal done for that previous buyer estimated the value of the property to be $335,000. That means there is more than $135,000 in equity in this deal.

This property needs primarily cosmetic improvements and renovations in the kitchens and baths. It appears as though the homeowner did most of the finished work on the home, and it is of sub-standard quality. My budget for the renovations on this property is $40,000 and includes combing two of the upstairs bedrooms into one, and expanding the remaining bedroom to increase the size of those rooms. These rooms are currently too small for the market and price of this house. The remaining improvements are focused
on redesigning the kitchen and bathrooms, and re-installing new flooring, and new paint and trim throughout the house. This is modest scope of work that I am confident many first time investors can handle with ease and turn out a really great profit.
